OPTIONAL Fast Track Instruction and Associated Fees
Where the client elects to proceed under the Optional Fast Track service option, the client confirms and agrees that:
Immediate Commencement of Work
Upon written or electronic confirmation of the Fast Track instruction, the Firm shall commence work on the file immediately and allocate additional resources to expedite the matter.
Fee Liability Irrespective of Outcome
From the moment of instruction, the full standard legal fee and the additional Fast Track fee shall become due and payable in full, irrespective of whether the matter proceeds to exchange or completion. This applies in all circumstances, including but not limited to where the transaction is aborted, delayed, or withdrawn due to the actions or inactions of the client, any third party, or any other external factor beyond the Firm’s control.
Optional Fast Track Fees together with our Standard Fees, become payable in full on the same day that instructions are received / Estimate / Quote is signed. Payment is required by 4:00 p.m. on that day.
Optional Fast Track Search Pack
If you require a Fast Track Search Pack, an additional fee of £500.00 plus VAT will be payable. This fee is in addition to the standard search fees already quoted in your conveyancing estimate.
Please note the following important points:
- Searches will not be ordered until payment on account has been received in cleared funds.
- The £500.00 + VAT fee includes all administrative charges.
- Fast Track Search Packs usually return within approximately 5 working days, but this depends on the individual council’s processing times, which may vary.
USING THE OPTIONAL FAST TRACK SERVICE AS A NEGOTIATION STATEGEY
Our Fast Track Conveyancing options are not only designed for speed — they can also provide a valuable strategic advantage. Buyers and sellers often use our accelerated service as a negotiating tool to achieve a better price or secure a contribution towards legal costs. For example, a buyer may justify a price reduction on the basis of a guaranteed completion within days, or a seller may invite the buyer to contribute to the Fast Track fee in exchange for expedited completion.
In many cases, clients have successfully negotiated either a full contribution or a price adjustment equivalent to the Fast Track fee, meaning the service could, in effect, cost you nothing.
Moreover, the ability to complete swiftly allows clients to secure their property sooner and outpace other prospective buyers — an invaluable advantage in competitive markets.

Client Responsibility for Payment
Should the client subsequently elect, for any reason whatsoever, not to proceed with the transaction after preparatory work has commenced, the client shall remain fully and unconditionally liable for the payment of both the standard legal fee and the Fast Track fee.
No Refunds, Reductions or Deferrals
The client accepts and acknowledges that no refunds, partial reductions, credits, or deferrals of either the standard legal fee or the Fast Track fee shall be permitted under any circumstances once the Fast Track instruction has been given and work has commenced.
